How to start the purchase procedure of an apartment in Barcelona?

  • Obtain the necessary Foreigner Identification Number (N.I.E.), in order to buy a property in Spain. We will also help you by assisting you in this procedure.
  • Open a Spanish bank account. If you do not have one, we will help you as well. We strongly recommend having your funds available, in order not to miss opportunities.
  • Once the property is found, make a purchase offer. We will negotiate the best conditions for you.
  • Come and enjoy this beautiful city, sign the sales certificate and the hand-over of keys of your property will be done in a jiffy.
  • If you decide to rent a property, we will rent it for you with no extra charge.

It may seem complicated, but it is very easy, actually!

  • Obtain the Foreign Identification Number (N.I.E.). It is an ID-card to be used by foreigners in Spain and issued by local police authorities. You may need it, in order to buy any property in Spain. N.I.E. procedures usually take round about 2 months. That is why it is very important to submit the application form on your behalf at the very beginning of the purchase process.
  • It is a must to hold an account at a Spanish bank, in order to open all public services for paying bills by direct debit. We will take care of opening your bank account in Spain or we will explain you how to proceed. We recommend you to have your investment money available: the best properties are sold in a few days, so you need to have your money available for an immediate transfer to your Spanish bank account or even better, if possible, having your money already deposited at your Spanish bank account.
  • Determine your investment goals and parameters. Our team will work along with the client to assist him regarding the type of property, the characteristics, the preferred neighborhoods, the values to invest, the expected profitability, among others.
  • Legal structure to follow with two options: buying as a natural person or as a legal entity. Both alternatives imply different legal and tax conditions. According to your investment goals and parameters, we will recommend the best choice for you. Most of the investors choose to buy as a natural person, since the EU provides a favorable context for foreign investors.
  • Our team will start with searching and finding properties and shortlist them from different banking platforms, real estate units, private owners, etc. We will select the ‘crème de la crème’ for your investment. We will previously visit the shortlisted properties and afterwards we will send you an e-mail with all the different offers with the property characteristics, conditions, prices, pictures, location, and our recommendations. You may also meet us weekly, by Skype conferences, in order to discuss the different purchase options and you can shortlist the properties according to your requirements and needs.
  • Once the property you wish to buy is found, you shall submit your offer. If it is accepted by the bank or by the property owner, the client shall proceed with a preliminary sales contract with the seller, sent by us, and backed up by means of a down payment of EUR 3,000 and EUR 6,000. This contract insures you that the property is off the market offering you the option to purchase it. It also establishes, within a deadline fixed by the parties, a contract reinforcing the payment and the down payment up to 10% of the property value, in order to ensure the deal is done. It will also fix the date for the public deed as well as the ending of the procedure by the hand-over of keys.
  • The bank or the owner will review the information and accept the offer. Within the fixed deadline, the client shall travel for register in situ, send or transfer the money for the fixed payment and the payment for the hand-over of keys. If the client can’t travel to Spain, we will also offer the possibility of representing him in the deal, and moreover we will explain and inform him about the entire procedure on his behalf.
  • Whilst the property is reserved in your name, there is a 15 to 30 days period to collect all the registration and legal information on the matter. In case any extra inconveniences about the property arise, we will carry out the appropriate measures to verify that they get solved, before the legal property of the unit is transferred to the purchaser.
